Renters’ Insurance Agency in Florida
While Florida state law does not mandate renters’ insurance, most landlords and property management companies require proof of a policy before you can sign a lease or move in.
Core Coverage Components (Policy)
A standard Florida renters’ policy (known as an HO-4 form) bundles four essential protections:
- Personal Property (Coverage C): Reimburses you for furniture, clothing, and electronics if they are stolen or damaged by covered perils like fire, windstorms, or burst pipes.
- Loss of Use (Coverage D): Pays for temporary housing, hotel stays, and extra restaurant bills if a covered disaster makes your rental uninhabitable.
- Personal Liability (Coverage E): Protects your financial assets if a guest is accidentally injured inside your apartment or if you unintentionally damage someone else’s property.
- Medical Payments (Coverage F): Covers minor medical expenses for guests injured on your property, regardless of who is legally at fault.
Essential Florida Rules & Caveats
- The Flood Exclusion: Standard policies never cover flood damage. If you live in a coastal or low-lying flood zone, you must purchase a separate contents-only flood policy through a private insurer or the National Flood Insurance Program (NFIP).
- Hurricanes and Windstorms: Standard Florida policies generally protect your belongings from windstorm and hurricane damage, but check if your policy requires a separate windstorm deductible.
- Roommates: Most standard policies only protect the policyholder and immediate relatives. Unrelated roommates must purchase their own individual policies to ensure their personal items are fully covered.
